Historic Downtown Mansfield has long been a place where the city’s past and present meet, and Geyer Commons is giving that connection a new home. Officially opened Feb. 27, 2026, Geyer Commons is a two-acre public park and small-business cottage market at 605 E. Broad St., in front of the Mansfield ISD Administration offices. Built on the site of Mansfield’s first ballfield, the development serves as an eastern gateway into Historic Downtown Mansfield. Its combination of public space, local businesses and community programming gives residents another reason to spend time in the heart of the city.
The first phase includes open event lawns, a pavilion, seating areas, public restrooms and a splash pad featuring programmable LED lighting. At the center of the development is the Cottage Market, an open-air collection of boutique businesses designed to support local entrepreneurs while creating a year-round shopping destination. Rather than requiring owners to open a traditional storefront, the individual cottage spaces offer small businesses an opportunity to establish a physical presence and connect directly with customers. The park and public grounds are open daily from 5 a.m. to 9 p.m., while the splash pad operates from 9 a.m. to 9 p.m.
The Fall 2026 Cottage Market season runs from Sept. 4 through Feb. 1 and features seven businesses: Creative Essence + Double LUXXE, City Sweets Chocolatier, R+B Dog Bakery, Maddy Kay Boutique, Gilda Wonders, Mama Moore’s Gourmet Popcorn and Comeback Cookie. Shoppers can find clothing, specialty foods, gifts, pet products and other locally offered goods in one destination. The Cottage Market is open Fridays from 5 to 9 p.m., Saturdays from 9 a.m. to 6 p.m. and Sundays from noon to 5 p.m., although individual shops may offer additional hours.
Supporting small businesses is an important part of the larger vision for Geyer Commons. In addition to the permanent Cottage Market vendors, Mansfield provides opportunities for pop-up businesses, food trucks and collaborative promotional events throughout the year. That flexibility allows entrepreneurs to introduce their businesses to new audiences while giving visitors something different to discover with each trip downtown. For shoppers, it creates an experience centered on supporting local businesses and meeting the people behind them.
Geyer Commons was designed as more than a retail destination. Its lawns and public spaces host live entertainment, family activities, wellness programming and other community events throughout the year. Visitors can stop by for the splash pad, attend an event, shop the Cottage Market or explore nearby businesses and restaurants in Historic Downtown Mansfield. By combining recreation, shopping and programming in one location, the development encourages visitors to stay longer and experience more of downtown.
The project grew from a partnership between the City of Mansfield and Mansfield ISD. In November 2023, the two organizations approved a property exchange that gave the city the area containing Geyer Field, the original Mansfield High School, historic Rock Gym and surrounding properties. Mansfield ISD received the former City Hall facility and additional property at 1200 E. Broad St. The agreement created an opportunity to preserve pieces of Mansfield history while finding new uses for the area.
More development is still ahead. Phase 1B is being designed to include relocating the historic Wallace-Hall house and reconstructing several significant Mansfield buildings, including Cumberland Church, Citizens Bank, Mansfield Co-Ed College, and the Julian Feild House. Along with preservation of the original Mansfield High School and Rock Gym, the project is intended to introduce additional shopping, dining, and retail options while honoring the city’s history. Future phases could also include a Wiffle ball field as a nod to the original Geyer Field, along with additional green space and parking improvements.
As Geyer Commons continues to develop, it is creating new connections between downtown businesses, residents, and visitors. By bringing commerce, recreation, history, and community together, the destination offers a new way to experience Historic Downtown Mansfield while supporting its next generation of entrepreneurs. That mix of history, entrepreneurship, and public space gives Geyer Commons the flexibility to evolve with Mansfield while remaining rooted in the character that has long defined its downtown community.
